Mortgage Rates Drop Below 6% in 2026: What It Means for Homebuyers (2026)

Mortgage rates have just dipped below 6%, reaching their lowest point since 2022. This drop comes as a result of a stock market sell-off, causing investors to seek the safety of the bond market. Yields have fallen, and mortgage rates have followed suit, with the average 30-year fixed mortgage rate dropping to 5.99% on Monday, a significant decrease from last year's 6.89%.

The decline in yields can be attributed to several factors, including renewed uncertainty over tariffs, cooling inflation, and a weak GDP report indicating economic weakness. While rates briefly dipped into the 5% range in January, they quickly recovered. However, this time, the drop seems more sustainable, according to Matthew Graham, COO of Mortgage News Daily.

Lower rates are likely to encourage more refinancing, with applications already 130% higher than a year ago, according to the Mortgage Bankers Association. This surge in refinancing is a positive sign for the spring housing market, as buyers will have more purchasing power. For instance, a buyer with a 20% down payment on a median-priced home of $400,000 will save $189 per month on their mortgage compared to a year ago.

Despite the potential benefits, the impact on mortgage applications to purchase homes has been modest so far, with a mere 8% increase year-over-year in mid-February. However, experts predict that this could change, as Lawrence Yun, the Realtors' chief economist, suggests that an additional 5.5 million households that couldn't qualify for a mortgage a year ago might now be eligible at today's lower rates.

While most newly qualifying households won't act immediately, past data indicates that about 10% could enter the market, potentially adding 550,000 new homebuyers this year compared to last year. This could significantly boost the housing market, making it an exciting time for buyers and sellers alike.
